Overview

Under the direction of the Regional Manager, the Senior Property Manager is responsible for the overall operation of the property, and the day to day implementation of those policies, procedures and programs that will assure a well-managed, well-maintained building within established management operating and fiscal policies and assuring compliance with all regulatory agencies and investors. 

Responsibilities

  • Manage all aspects of the leasing process including initial contact with prospective tenants, scheduling appointments, processing applications, and ensuring accurate completion of closing documents, including lease agreements.
  • Responsible for ongoing resident relations, including addressing current resident requests.
  • Manages resident evictions in compliance with court order and directions Regional Manager.
  • Assist in the creation of the annual operating budget and monitor property performance in relation to the annual budget.
  • Work with regional manager and other corporate team members to assess the building's capital improvement needs, secure bids for improvements, and ensure that approved capital expenditure projects are completed properly and in a timely fashion.
  • Oversee routine property inspections to identify any outstanding maintenance issues that should be addressed. Effectively monitor preventative maintenance schedules.
  • Oversee building maintenance staff and verify that work orders are completed on time, turnovers and third party contractors are properly scheduled to coordinate with projected move in dates, and the general condition of the building is maintained.
  • Conduct weekly property meetings with maintenance staff.
  • Ensures that all property staff adhere to all systems, procedures, timelines and formats established by corporate including filing systems, business correspondence, purchasing procedures, rental collections, recertification’s with proper documentation, property maintenance records, personnel procedures required, etc.

Qualifications

  • Multi-property experience
  • Minimum of 10 years property manager experience
  • Experience managing large staff
  • The skillset and commitment to achieve the highest level of customer service
  • Demonstrated leadership and management abilities
  • A proven track record of success with the leasing process
  • The ability to set and meet deadlines
  • A Detail oriented, highly organized team player
  • Superior verbal and written presentation skills
  • Working proficiency with Microsoft office suite products including Outlook, Word, and Excel- Strong organizational and multi-tasking skills
